  4th Quarter Home Sales Stats

We had 10 homes sell in our neighborhood in the 4th quarter of 2009 with an average price $153.38 per square foot. The average time to sell was 98 days. However, it's difficult to guage the average price of homes in our neighborhood due to factors such as condition, location, style, age and desirability of each particular home. The lowest price per square foot was $82.13 on a home owned by a financial institution, and the highest price was per square foot was $213.42. As you can see, this is a huge fluctuation.

The average list price versus to actual sales price saw a difference of -8.64%.
The overall trend in home sales in the area decreased by 1% from the 3rd quarter, however the price of homes remained steady.

We currently have 19 homes for sale and 1 sale is pending. With the tax incentive now open to people that have owned homes in the past, and have higher salaries, this could possibly open the market more in our area. However, contracts must be signed by the end of April and close by end of June. Military personnel will have a longer timeframe to take advantage of this tax incentive.

Above is a link to an interactive map showing 4th Quarter Home Sales, % they increased or decreased, average days on market, and whether a selected area has trended upward or downward around the Metroplex. Just click on your area (ours is area 16). However, area 16 is many neighborhoods besides ours. Watch for my next report specifying our neighborhood.

  WHHA Home Sales 2009

Hi Everyone,

2009 was a better year for home sales in the Walnut Hill Homeowners Area (WHHA) than 2008 but home sales are not yet back to the historical average for the neighborhood.

2008: 23 homes sold
2009: 40 homes sold
Historically: 53 homes sold

The average sold price was $424,520 with the highest being $1,469,000. The lowest sold price was not disclosed. You see a Z after the Sale Price. Nine sales had an undisclosed sale price in 2009 which is more than ever. This is usually caused by falling prices and makes it difficult to price a home for sale.

Based on the homes sold in 2009, the average sale price per square foot was $144.72 and on the market for 130 days. Of course, the variance of foreclosures, tear downs, new builds and renovated homes also makes it difficult to price a home unless you know the area. It pays to use an agent who understands the neighborhood market as I do.

There are currently 14 homes for sale which at the rate homes sold in 2009 is a 3+ month supply. With Spring approaching there will be more homes coming on the market soon. If you know someone thinking of selling, call me; I know the WHHA market very well.

  GREEN IS GOOD
the color of money...

I am all for going green in my home and saving money on energy! Little by little we are going GREEN in our home, as I wish to preserve what I own and not build new.

Did you know the higher the number the more energy you save and more dollars in you pocket. Take a new HVAC system, the higher the Seer number, the more efficient the unit and can cut energy costs 40%. By placing a larger rating number of R-Value ceiling insulation in our home , we cut costs on our electric bill this summer.
Windows are a huge energy drain and I am about to install vinyl framed low E2 windows which deflect much more of the Texas sun and does not radiate heat like the metal windows. Energy Star rated windows can save you 40% ROI.

Need a new refrigerator? According to Energy Star, the average home spends roughly $1,900 a year on energy costs. By changing to appliances that have earned the ENERGY STAR seal of approval, they could save $80 or more a year in energy costs.

Need more incentive? If just one in 10 homes used ENERGY STAR appliances, it would be like planting 1.7 million new trees!

My children love to leave lights on in our home, we have installed timers on their closet switches in the past, now we replace all bulbs with CCFLs. The Cold Cathode Fluorescent Lamp is one of the newest forms of CFL and uses electrodes without a filament. The voltage is about 5 times higher then CFLs and the current is about 10 times lower. The advantage of CCFLs vs.CFLs is that they are instant-on and they are compatible with timers, photocells and dimmers and have a life of 50,000 hours.

There are so many more ways to save energy in our home or business and we need to continue to learn how to do so.
