Home Sales - 2nd Quarter 2010
The Second Quarter was much better than the previous two years had been so if you are selling, it's a good time.
Currently there are 39 homes for sale in the Walnut Hill neighborhood. The highest list price is $1,299,000; the lowest is $231,700; the average of the 39 homes is $486,287 which is $157.96 a square foot. The two homes on Brookport are being sold for "Lot Value." The house on Royal Cove was a foreclosure, has been renovated and is now back on the market. One home on Meadowdale is currently under contract.
There were 16 homes sold in the neighborhood which exceeds the long history of the WHHA selling one home a week. The average price was $387,940 at $150.31 a sq. ft.

Dogs
I live in the neighborhood and we recently got a new puppy. We walk the puppy through the neighborhood several times a day. We have noticed a particularly disturbing problem with dogs not being on leashes or contained in anyway. The people walking their dogs in the streets all seem to be in control. It’s the neighbors that open the front door for the dogs to relieve themselves and they typically have no control over the animal. The dogs will chase other dogs in the street which are being walked on a leash.
Yesterday we had our third instance and it happened to be the most violent of the encounters. The dog owner lives at 104XX Coppedge Lane and their dog attacked our puppy. My wife was walking the 12 week old pup when a dog came out of nowhere pounced on the pup. The dog was snapping, growling, barking. My wife was screaming for the person to control their dog, the puppy was crying and fortunately the pup flattened out on her belly until my wife could pick her up and run home. The puppy didn’'t get bitten but threw up and had diarrhea after the incident. The dog owner showed little or no reaction during the attack and eventually sent her young son out to control the dog and he gained control as my wife ran away. Even the son seemed afraid of his own dog. That particular dog owner is now denying this ever occurred because there weren'’t witnesses.
People need to have control over their animals or they shouldn’'t be allowed to have those animals.

GREEN IS GOOD
the color of money...
I am all for going green in my home and saving money on energy! Little by little we are going GREEN in our home, as I wish to preserve what I own and not build new.
Did you know the higher the number the more energy you save and more dollars in you pocket. Take a new HVAC system, the higher the Seer number, the more efficient the unit and can cut energy costs 40%. By placing a larger rating number of R-Value ceiling insulation in our home , we cut costs on our electric bill this summer.
Windows are a huge energy drain and I am about to install vinyl framed low E2 windows which deflect much more of the Texas sun and does not radiate heat like the metal windows. Energy Star rated windows can save you 40% ROI.
Need a new refrigerator? According to Energy Star, the average home spends roughly $1,900 a year on energy costs. By changing to appliances that have earned the ENERGY STAR seal of approval, they could save $80 or more a year in energy costs.
Need more incentive? If just one in 10 homes used ENERGY STAR appliances, it would be like planting 1.7 million new trees!
My children love to leave lights on in our home, we have installed timers on their closet switches in the past, now we replace all bulbs with CCFLs. The Cold Cathode Fluorescent Lamp is one of the newest forms of CFL and uses electrodes without a filament. The voltage is about 5 times higher then CFLs and the current is about 10 times lower. The advantage of CCFLs vs.CFLs is that they are instant-on and they are compatible with timers, photocells and dimmers and have a life of 50,000 hours.
There are so many more ways to save energy in our home or business and we need to continue to learn how to do so.
